Contrary to popular belief, they aren't just for "low income" or "perfect credit" buyers. In fact, many programs are designed specifically for the middle class: the people who make too much for traditional welfare but not enough to drop $60,000 on a whim.
Stop Falling for These 3 Massive Myths
If you want to win in this market, you have to unlearn the garbage you’ve heard on the street:
- MYTH #1: You must be a "True" First-Time Buyer.
- THE TRUTH: According to HUD guidelines, if you haven’t owned a home in the last three years, you are legally a first-time homebuyer again. You can use these programs multiple times in your life if you time it right.
- MYTH #2: DPA makes your offer "weak."
- THE TRUTH: A properly structured DPA file looks the same to a seller as a cash-heavy file. The key is in The Process (Stage 4 of my 6-Stage System). If your lender knows what they’re doing, the seller won't even care where the money comes from.
- MYTH #3: Most programs are out of money.
- THE TRUTH: Research shows that over 80% of DPA programs have funds available right now. The problem isn't the money; it’s that most people don’t know how to find it or qualify for it.

Real Programs vs. The Scams: How to Tell the Difference
This is where most buyers get burned. They go to Google, type in "free down payment," and end up on a list that sells their data to ten different "credit repair" sharks.
I KNOW WHY you're hesitant. You don’t want to be scammed. Here is the insider playbook for identifying LEGITIMATE programs:
1. The Source Matters
Real programs are almost always administered by:
- State Housing Finance Agencies (HFAs): These are state-run entities (like TDHCA in Texas or Florida Housing).
- City/County Housing Departments: Local funds for specific zip codes.
- HUD-Approved Nonprofits: Organizations like NeighborWorks that are audited by the federal government.
2. No "Upfront" Fees
If a "program" asks you to pay $499 via Zelle or Venmo just to "see if you qualify," RUN. Legitimate DPA programs are built into your mortgage. Any costs associated with them should be listed on your official Closing Disclosure and handled by the title company.
3. Clear Guidelines
A real program has a thick book of rules (which I translate for you in my DPA Secrets ebook). They will have specific limits on your income, the price of the home, and your credit score. If someone says "Guaranteed approval for everyone," it’s a scam.
The 4 Types of "Free Money" You Need to Know
Not all DPA is created equal. Depending on where you are in the 6-Stage Homebuyer System, you might qualify for one of these:
- GRANTS: This is the "Holy Grail." You don't have to pay it back, ever. It’s a gift at closing.
- FORGIVABLE SECONDS: You get a second mortgage for the down payment. If you stay in the house for a certain amount of time (usually 3 to 10 years), the debt vanishes.
- DEFERRED LOANS: You don't make monthly payments on this help, but you pay it back when you eventually sell the house or refinance.
- TAX CREDITS (MCC): This isn't cash for your down payment, but it’s a direct credit on your federal taxes every single year you own the home.

The Underwriter’s Strategy: Why You Get Denied (And How to Fix It)
Most people find a program, get excited, and then get hit with a DENIAL.
Why? Because they skipped Stage 1: Pre-Planning.
As an underwriter, I don’t just look at the DPA; I look at how that DPA affects your Debt-to-Income (DTI) ratio. Some programs require a higher credit score if you are using assistance. Others won't let you buy a "fixer-upper."
If you don't position your file before the lender reviews it, you are setting yourself up for failure. You need to know:
- Does the DPA require a specific VantageScore or FICO model? (Check my guide on VantageScore 4.0).
- Are you using a "Repayable Second" that pushes your DTI over the limit?
- Have you completed the mandatory Homebuyer Education course required by the grant?
